Examples
Rate only: 1,250 sq ft at Tk 8,000 with 25% common space. Price Tk 1 crore; usable area 937.5 sq ft, so the true rate is Tk 10,667 per sq ft.
All-in: the same flat plus Tk 5 lakh parking, an assumed 10% registration and Tk 1.5 lakh utilities. Registration = 1,05,00,000 × 10% = 10,50,000. Total Tk 1,17,00,000: Tk 9,360 per saleable sq ft and Tk 12,480 per carpet sq ft.
Comparing two flats: Flat A is 1,250 sq ft at Tk 8,000 with 25% common space (Tk 10,667 on carpet). Flat B is 1,100 sq ft at Tk 8,500 with 15% common space: 935 sq ft carpet at Tk 10,000. Despite the higher quote, B is Tk 667 cheaper per usable sq ft.
What to know in Bangladesh
- Developers usually quote the “saleable” size, which includes common space. Check whether the agreement also states the carpet or net area.
- Car parking, gas/electricity/water connections, generator, service charge or a reserve fund are often charged on top of the rate. Match them against the payment schedule.
- Registration involves stamp duty, a registration fee, local government tax and source tax, and the rates change by area and budget. This calculator assumes none; enter the rate you have been quoted. For a land estimate, see the land registration cost calculator.
More: why the quoted rate can mislead
Two projects can both say “Tk 8,000 per sq ft” and still give you different usable space. A bigger lobby, two lifts or a rooftop hall raise the common share, and that share is added to your size. Comparing on carpet area removes the difference.
Some people express common space as a share of the saleable size (“25% of 1,250”), others as “loading” on the carpet area (“33.3% on 937.5”). They describe the same thing on different bases. This calculator uses the first. To convert a loading figure: common % = loading ÷ (1 + loading).
