Registering a deed does not change the government land record. Mutation (namjari, locally “kharij”) replaces the old owner’s name with yours in the khatian. Without it you cannot pay land tax in your own name, and selling or mortgaging the land gets difficult.
After you apply, the union land office files a field report and the AC (Land) holds a hearing. Once approved you get an SMS, pay the 1,100 taka DCR fee, and download the new khatian. Fees here come from news reports of the ministry’s February 2026 signboard order; check the amount the portal shows before you pay.
