1 bigha bought with 6 lakh and 4 lakh: ratio 6:4. The first buyer gets 12 katha (≈ 19.83 decimals), the second 8 katha (≈ 13.22 decimals).

What to know in Bangladesh

  • Units: 1 decimal = 435.6 sq ft, 1 katha = 720 sq ft, 1 bigha = 20 katha (about 33 decimals), 1 acre = 100 decimals. Some regions use a different bigha or gonda — go by the deed.
  • Inheritance: Muslim inheritance follows faraiz (a son gets twice a daughter, after the fixed shares of spouse and parents). Hindu inheritance follows the Dayabhaga law. When unsure, ask a lawyer or the local land office.
  • Partition deed and mutation: If everyone agrees, register a partition deed, then each sharer mutates their own plot. Without agreement, a partition suit goes to the civil court.

1. Confirm the total first. Match the latest khatian (BS/RS), the deed and the measured land. Paper and field can differ, so get a surveyor if needed.

2. Set aside shared land. Keep the common path, pond steps, graveyard or mosque land out of the split, and enter only the rest here.

3. Fix the shares. Bought land is usually split by money paid — enter the amounts directly. Inherited land follows the law; if shares are fractions such as 1/8 and 7/24, put them over a common denominator and enter the numerators (3:7).

4. Weigh location, not just area. Equal decimals are not equal value. Roadside, corner or raised plots are worth more; families often make the roadside plot a little smaller or settle the gap in cash.

5. Put it in writing. Verbal splits lead to disputes. List each plot’s dag number, boundaries and size in a registered partition deed, then mutate each share. Separate land-tax payment and later sale become easy.

About decimals: Splits often give fractions such as 6.66 katha. Square feet are easier on the ground, so the table shows them too. After rounding, the shares may add up to slightly more or less than the total — adjust the last share.

How do I split unequally (e.g. son-daughter 2:1)?

Choose “By shares/ratio” and enter each share. Two sons and a daughter is 2:2:1 — 5 shares in all. On 33 decimals one share is 6.6, so each son gets 13.2 and the daughter 6.6.

Can I split by money each person paid?

Yes. Enter the amounts as shares (e.g. 600000, 400000). On 1 bigha the 6-lakh buyer gets 12 katha and the 4-lakh buyer 8 katha.

Does this work out Islamic inheritance (faraiz)?

No. With a wife, mother, father or siblings the shares follow separate rules. If you know the shares, enter them as a ratio here to turn them into land measures.

How much is that in katha?

1 katha = 720 sq ft and 1 decimal = 435.6 sq ft, so katha = decimals × 435.6 ÷ 720. 11 decimals ≈ 6.66 katha.
